If you wish to be considered for the tenancy of the property viewed please complete our Student Application Form.
As our current tenants are only required to give us 28 days’ notice of their intention to terminate their lease, properties are becoming available weekly.

References
Our properties get snapped up fast, so to avoid disappointment and secure your property as soon as possible it is important to have your reference ready. Once we have your reference and they have been checked and approved you can then move onto the next step of paying the deposit and signing your lease.
We require the following references:
– Guarantor Form – Town & Gown from a parent or guardian
– Current Landlord/Warden reference
– Character reference (from an appropriate person who has known you for a number of years e.g. lecturer, teacher, former employer)
– All successful applicants will be required to produce ID in the form of a driving license or passports.
Securing your Property
The final step in securing your property of choice is placing your deposit. This is usually the equivalent of one months’ rent and is held securely for the duration of the tenancy. This is paid alongside your first month’s rental payment.
Your deposit will be treated in accordance with the Tenancy Deposit Protection regulations, and you will be lodged with Safe Deposits Scotland. Your deposit is held to cover damage, breakages, and any other liabilities under the terms of your tenancy agreement. Please note that under no circumstances can the deposit be used by the tenant to cover rent.
Rental Payments
The first payment of rent is due prior to the date of entry. Please ensure you set up your standing order to allow funds to enter our account four working days before it due date. This is to avoid late payments. We are unable to issue keys for properties where rent is still outstanding.
Please remember the rent does not include utilities and it is essential you take this in to account when planning your budget.
Reporting Maintenance Issues
In the event of any maintenance issues occurring, please email townandgown@rollos.co.uk with a clear description of the problem and we will have someone attend to this as soon possible.
Inspections
We carry out routine inspections to ensure the property is being kept to a high standard. Students do not need to be in property at the time of the inspection, however will be notified one month prior to the date set.
